Clean first
Every exterior surface is washed to remove dirt, chalking and mildew. Paint applied over grime or mildew fails early, so we never skip this step.
Repair and prime
Next comes the preparation work: sanding, scraping loose paint, caulking gaps and joints, and making other minor repairs. A quality primer goes on bare and repaired areas to ensure long-lasting adhesion.
Finish with high-quality paint
We apply high-quality exterior paint by brush, roller and/or sprayer for an even, durable finish. We generally recommend modern latex exterior coatings because they stay flexible as your siding expands and contracts with the seasons, where oil-based paint tends to crack sooner.

Frequently asked questions
When is the best time of year to paint a house exterior here?
Late spring through early fall, when temperatures stay comfortably above freezing day and night and the surfaces are dry. We schedule around the forecast so paint is not applied before rain or in temperatures it is not rated for.
Is latex or oil-based paint better for exteriors?
For most siding and trim, today’s latex paints are the better choice. They stay elastic for years and move with the house as temperatures change, while oil paint dries harder and more brittle and tends to crack sooner.
My house was built before 1978. Does that matter?
Yes. Older homes may contain lead-based paint. Perfection Painting is an EPA Lead-Safe Certified Renovator, so we follow the required lead-safe work practices when disturbing paint in pre-1978 homes.
